Our services enable you to rent your property by taking advantage of our in-depth marketing, our full tenant vetting service, and optional rent guarantee and eviction protection policies, subject to terms and conditions.

You and your property will be in safe hands as Gordon Barker are an ARLA (Association of Residential Lettings) registered agency with over 50 years of combined experience and in-depth knowledge of laws and legislation surrounding your property. As an independent, family run agency, we can cover your property across BCP (Bournemouth, Christchurch, Poole) and beyond with our management portfolio stretching out into Ringwood, Wimborne, Ferndown, Fordingbridge, Highcliffe, New Milton, and surrounding areas.

At Gordon Barker, we offer 3 levels of service that act as a base for your bespoke service, allowing you to be as involved in the process as you wish to be.

Full Management

Full Management services – 12% incl vat

Under the Full Management service, as Landlord, you will be allowed to enjoy the rental of your property without the time consuming and complicated legal aspects of the tenant sourcing and daily management of your property.

Gordon Barker’s extensive Full Management service is ideal for the busy professional and includes property marketing, tenant sourcing, rent and deposit collection, tenancy agreements, arranging repairs/maintenance using trusted contractors, and conducting of regular property inspections as well as accounting statements sent monthly too.

Tenant Find

Tenant Find only services – £594.00 incl vat

Under the Tenant Find service, a suitable and agreeable tenant is sourced, selected, and referenced on your behalf utilising the advertising and marketing that Gordon Barker have access to.

Gordon Barker will advise on compliance matters and help you to ensure you are doing what you should be as a landlord.

This then leaves you to manage the property yourself once the tenant has moved in.

Gordon Barker will provide property marketing, tenant sourcing, referencing, tenancy agreements, first rent and deposit collection, and an extensive move in pack for both you and the tenant.

Rent Collection

Rent collection services – 10.8% incl vat

Under the Rent collection service, as Landlord, you will be subject to all the features of the Tenant Find service and still have the ability to manage the property yourself, but leave the headache of collecting the rent to Gordon Barker.

Other fees

  • Initial tenancy set up fee of £234 incl vat
  • Inventory and Schedule of Condition – £72 incl vat (dependant on size and type of property)
  • Check Out procedure – £108 incl vat (dependant on size and type of property)
  • Gas Safety and Electrical safety certificates are not mandatory by law. Costs are relative to property. Full details given.
