Letting fees information:

In accordance with the Tenant Fee Act 2019, there are some permitted payments that are chargeable to tenants under relevant circumstances.

These are listed below:
Holding deposit (to reserve a property) Equivalent to 1 weeks rent.
This will be returned to the Tenant and credited towards the first months rent if the Landlord and Tenant enter into the tenancy agreement. This will be returned to the Tenant if the Landlord decides not to enter into the tenant agreement or the Landlord and Tenant fail to enter into the tenancy agreement before the agreed deadline.

This will be withheld by the Landlord or Agent if the Tenant or any relevant person (including any guarantor(s)) withdraw from the tenancy, or fail any Right to-Rent checks, or provide materially significant false or misleading information to the Landlord or Agent which the Landlord or Agent is reasonably entitled to consider in deciding on whether to grant the tenancy, or fail to take reasonable steps to enter into the tenancy agreement (and/or Deed of Guarantee) within the 15 calendar days deadline (or other Deadline for Agreement as mutually agreed in writing).

  • Rent As agreed in term of the tenancy agreement.
  • Utilities and Council tax As per the terms of the tenancy agreement.
  • Security deposit Equivalent to 5 weeks rent (if annual rent under £50,000)
  • Security deposit Equivalent to 6 weeks rent (if annual rent over £50,000)
  • Payment in the event of a default on the tenancy
  • Unpaid Rent Interest at 3% above the Bank of England Base Rate from
  • Rent Due Date until paid. To pursue non-payment of rent. Please Note:
  • This will not be levied until the rent is more than 14 days in arrears.

Lost Keys or security device. All reasonable costs associated. Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord, and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract £50 (inc. VAT) per agreed variation requested by the Tenant.
To cover the costs associated with taking the Landlord‘s instructions as well as the preparation and execution of new legal documents.
Variation of Contract (Change of Sharer) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking the Landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination £495 incl vat, plus all rent and other associated costs due under the tenancy until the start date of the replacement tenancy.
Should the Tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
