06 Jun What happens if a sale falls through
The process of buying and selling in the UK is fraught with stress and uncertainty at all times, but with a strict buyer application process and offer authentication process we adopt here at Gordon Barker the process can be made as smooth as possible. But there are still occasions where a situation cannot be rectified. It could be a buyer being unrealistic about requests, a change in circumstances within the chain or a seller with unrealistic demands/responses.
So, when this happens there can be a situation where a property agreed for sale can fall through, and this happened this week. A high majority of a sales agreed progress through to exchange / completion here at Gordon Barker, so this of course came as a surprise to us. However, given the popularity of the property in the first place it was re-marketed and previous viewers were contacted and new enquires started being spoken to within just a few hours.
It gives me great pleasure to say that within just 5 days of remarketing, a number of viewings were carried out and a new sale was agreed with a suitable, processed buyer. A buyer ready to purchase, with funds available for the deposit and a mortgage, agreed ready to go! This means the process of sales progression can almost pick up where it ended before.
What this has enabled for our vendors is for them to continue with the purchase of their dream home, the continuation of their move closer to their family and their work and this has allowed the ‘nesting’ to continue with as little stress as possible.
Sometimes a situation cannot be avoided, but it is how a situation is dealt with that makes Gordon Barker the right choice. For a no obligation chat regarding the valuation and / or sale of your property please do call the Team at Gordon Barker on 01202 292400 now… your property is our priority!
